Both parties sued claiming to own the same parcel that the previous owners, Cellar Lumber, conducted business on for over six decades. Both claimed adverse possession & prescriptive easement - which requires 21 years of exclusive and notorious use.

2. Under her direction, Ms. Drayer had 2-3 dozen protesters spread falsehoods of that property's ownership in June 2020.

3. Insensitive? During the civil unrest of that same time, Ms. Drayer thought it reasonable to deface a BLM sign & post it for over a year, then deny she did so (read her deposition).

Nov 1, 2023: Molly Drayer steals political signs off private property and turns them over to Sunbury Police Department. See video link below of officer body camera footage. Delaware County Board of Elections was contacted and all required forms were completed and submitted prior to 24 signs being printed and posted all around Sunbury.
This occurred months after her lawsuit to illegally acquire my property concluded. During the 3+ years of that suit she was taught, instructed and reminded how to read a map, hand drawn or not. She was told by the judge what her easement allows, what it does not and where property lines are located.
*Just a few weeks after this was recorded she sat or her real estate license exam. She originally worked for Forman Realtors in Sunbury, but as of this websites last update is with Howard Hannah in Westerville, OH.
(Would you trust someone who does not know her own house property lines with your real estate transaction?!).
The evidence Molly stole was never returned to me. Nor was my day in court allowed by city attorney, Vic Whitney (see email file from Tyler Sanders, Delaware City Assistant Prosecutor below), as the website also demonstrates the City Council's illegal activities in stealing land from its residents. All my signs were not up for more that three hours or so. People I do not know witnessed them being removed and discarded.

You will notice a trend from the very beginning of this, if she does not get what she wants then she is being "threatened". It started with her texts the night before the lawsuit was filed and continues throughout the evidence collected.
12/10/23: Today I was once again in awe of my bad neighbor, Molly Drayer, as I witnessed her on SREH, LLC property attempting to trim limbs out of one of our large mature trees. She did not request permission. She did not contact us to voice a concern. She just shows up on our property (again) and does as she wishes without consent or regard for private property. As you can see in the picture and video below, she had no help in her attempt and is clearly incapable of performing such a task without help of any kind. She again exposed the partners of Sunbury Real Estate Holding, LLC to unnecessary liability. Had she been successful in her attempt, without proper rigging the limb could have landed on one of the vehicles or on her (possibly causing bodily harm).

11/1/23: Molly Drayer to be charged with theft & destruction of property.
Molly Drayer continues to prove her learning curve may be a flat line. She has now intentionally stolen private property from my land claiming that an easement provides her ownership rights to property. Clearly, in the 3.5 years of her lawsuit to try to steal property she has learned nothing whatsoever about property rights and property lines. She then turned the property in with the Sunbury Police and claimed that I was threatening her by placing political signs on my property. Whoever encouraged her to run for office made a great miscalculation. She clearly lacks any sort of critical thinking skills. If you have read any of the information provided on this site you will find that claiming threats to her, her family, etc, is a standard procedure for her if she cannot do what she wants when she wants with others' property.

Thank you to the people who sent messages letting us know they have pulled Molly's signs from their yards and those that have sent screen shots from the Big Walnut Community FB page. None of our yard signs have been recovered so we will be placing another banner on our property so it can be seen by traffic on S Columbus Street.

10/27/23: Of the signs removed by the Drayer Campaign, one has been recovered. The reason it is illegal to remove political signs from private property during an election is because if violates the First Amendment.
One has to ask themselves, would a Conservative candidate suppress free speech? Suppress opposition voices? Suppress documents about their actions and words? (Try to) Steal/destroy private property? Send hate mail and threats? Spread lies about their actions and words while disparaging others?
None of these are Conservative values.
10/27/23: Message received from Chris &/or Sharon Rockwell on Wed 10/25: "How dare you….. what a hateful man you are!!!!!! Making false accusations of her like that. You have NO RIGHT!!!!! 10/26/23: The theft and destruction on the signs (personal property on private property) has been reported the the Delaware County Board of Elections and the Sunbury Police; as well as the threats received from Drayer and/or her supporters.

The property was for sale for more than 3 years until purchased in December of 2015 by the current owners. Both Molly Drayer & Sunbury Village Council had ample time to approach the previous owner to acquire the portion of the property each desired. They were each offered to purchase those portions again by the current owners. Instead, each chose to proceed in duplicitous manners, behaviors and actions (taking up hundreds of hours of time and costing us well over $50,000 in legal fees). *Sunbury taxpayers will be covering the legal fees associated with the lawsuit instigated by the Village as part of that Settlement Agreement. **The Settlement Agreement executed between SREH, LLC and the City of Sunbury in December, 2020 has still not been finalized. Two Addendums offered by the City of Sunbury have also been violated by the City. As of 2/20/24 the Settlement ahs still not been finalized.
I have refrained from including my opinion except on those documents requested by my attorneys several months into each lawsuit. Instead, I request you review the information provided on this site and form your own opinion before you vote on November 7.

At the very bottom of the files listed below, the file titled "Timeline of Events requested by my attorney" is likely the best place to begin reading to get a full understanding of the situation experienced since acquiring the property in December of 2015.
It is important to understand that while a purchase price was being discussed between parties, Molly was already working with an attorney to file a lawsuit to try to take the property instead of buying it. The morning after discussing pricing we received notice of her lawsuit filing. In her deposition she claims we were trying to "rip her off" with our requested price. For what she likely paid in attorney fees she could have purchased the property and not created the ordeal and bad blood between neighbors. *We consulted real estate professionals in determining our asking price. We did not pull the figure from thin air. As you will read in her deposition, Molly Drayer did not use professionals until it required reading a lease document. At which point she just decided to sue instead of asking questions or initiating further negotiations.

ELECTIONS HAVE CONSEQUENCES: During depositions, Ms. Drayer's attorney asked many questions about the suit with the Village. It is important to note, the Village/City Council voted unanimously to sue instead of purchasing the property through established legal means. Though a mutual release between parties is part of the Settlement Agreement, it is important for Sunbury residents to understand the collective decisions and actions of their community leadership and vote responsibly. Though this election will likely not unseat any incumbents, it will be up to the residents of Sunbury to decide if they too want to possibly be future victims of the current community leadership.
As you can imagine, we wish to sell the property & exit the community. In the past few years we have lost interest of a half-dozen buyers directly due to actions of the village council and Molly Drayer. Now that both suits are settled, the property is currently For Sale By Owner.
*On 10/24/23 we finally received an executed document that will require the Village to honor the terms of the Settlement Agreement. It will be 3 years in December since the Agreement was reached. During the last five plus years of litigation we discovered several other property owners or businesses whom the Village Council treated similarly in the past 15 - 20 years. Some simply conceded and let the Village take their property without compensation; the businesses (for the most part) sold their properties and left Sunbury.
For those 2 - 3 dozen people who participated in the protest organized by Molly Drayer in June of 2020; and for those that drive by and roll down their windows to yell derogatory language at the current owners of 157 S. Vernon St, we forgive you. We do not believe you knowingly participated in the attempted theft of private property and defamation towards us. You just did not know the actual facts of the situation. You believed your friend or relative, Molly, and she misled you and intentionally misrepresented the situation to make us look bad to win your favor and that of the rest of the community at large. She continues to do so to this day.
If Molly or any member of the (now) city council attend your church and you are their pastor, you have some work to do. These people proudly display crosses or religious signs on their properties why boldly disregarding three of the Ten Commandments.
The only "crime" committed by the current owners of 157 S Vernon St. was that we purchased the property in hopes of redeveloping an old outdated building and contributing to the development & betterment of this community.

Oct 27, 2023: Molly calls for me while walking by; an interesting conversation results (she suggests I bribe her not to run for office). This is the 2nd or 3rd time she approaches me to tell me she forgives me for her actions against me. I no longer walk my own property without recording for fear of interactions with her (which usually result in her calling the police). *Please, also review her deposition to find inconsistencies in her statements.
